What does 2.5 times the rent mean?

A 2.5 times the rent requirement means your gross income for the month has to be at least two and a half times the rent. Rent can take up to 40% of what you earn before taxes.

On a $1,500 apartment, 2.5x is $3,750 a month, $45,000 a year, or $21.64 an hour at 40 hours a week. The standard 3x rent calculator puts the same apartment at $4,500 a month.

Where the 2.5x rule shows up

Landlords drop from 3x to 2.5x when rents in a market have outrun local pay and too few applicants pass. Some property managers in expensive metros post it as their standard. Others keep 3x on the listing and apply 2.5x case by case, for applicants with strong credit who fall a little short.

In Portland, Oregon it is the legal maximum for most units. The city bars landlords from requiring more than 2.5 times the rent when the unit is priced below a threshold tied to 80% of median family income, and more than 2 times when it is priced above. The rule is in Portland City Code 30.01.086.

Asking a 3x landlord for 2.5x

A posted 3x requirement is a policy, and policies have exceptions. If your income sits between 2.5x and 3x, say so up front and offer something that covers the gap: a co-signer, a larger deposit where the state allows it, or bank statements showing savings.

2.5x rent questions

Your gross monthly income has to be at least 2.5 times the monthly rent. For $1,500 rent that is $3,750 a month before taxes, or $45,000 a year.

How do you calculate 2.5 times the rent?

Multiply the monthly rent by 2.5 for the monthly income, or by 30 for the yearly salary. A quick way without a calculator: double the rent, then add half the rent. $1,500 doubled is $3,000, plus $750, is $3,750.

What is 2.5 times the rent of $1,600?

$4,000 a month, or $48,000 a year. For $1,400 rent it is $3,500 a month, and for $1,300 it is $3,250.

Is 2.5x the rent easier to meet than 3x?

Yes, by about 17%. On $1,500 rent, 2.5x asks for $3,750 a month where 3x asks for $4,500. A $45,000 salary passes at 2.5x and would need to reach $54,000 to pass at 3x.
