What does 2 times the rent mean?

A 2 times the rent requirement means your gross income for the month has to be at least double the rent. Rent can take up to half of what you earn before taxes.

On a $1,500 apartment, 2x is $3,000 a month, $36,000 a year, or $17.31 an hour at 40 hours a week. The standard 3x rent calculator puts the same apartment at $4,500 a month.

Where the 2x rule shows up

Two times the rent is the lenient end of landlord screening. You see it from individual owners renting out a house or a duplex, from smaller buildings in lower-cost markets, and at some income-restricted properties where the rent is already set below market.

It is also written into law in one large city. Portland, Oregon limits how much income a landlord can demand. For units priced at or above a city threshold tied to 80% of median family income, the ceiling is 2 times the rent, and for units below it the ceiling is 2.5 times. The rule is in Portland City Code 30.01.086.

What 2x leaves you with

Passing at 2x means rent can be 50% of gross income. After income tax and payroll deductions, rent is a larger share of what reaches your bank account. The federal government's affordability measure treats 30% as the line for a cost burden and 50% as the line for a severe one.

2x rent questions

What does 2 times the rent mean?

Your gross monthly income has to be at least double the monthly rent. For $1,500 rent that is $3,000 a month before taxes, or $36,000 a year.

Are there apartments that only require 2 times the rent?

Yes. Some private landlords, smaller buildings and income-restricted properties screen at 2x. In Portland, Oregon the city caps the requirement at 2x for higher-priced units. Listings usually state the ratio under qualifications or screening criteria, so search the page for "times the rent" before applying.

Is rent at half of my income affordable?

It is approved at 2x, and it is tight. Federal housing data counts a household paying more than 50% of income on housing as severely cost burdened. Before signing at the 2x limit, add up taxes, utilities, transport and debt payments against what is left.

How much is 2x the rent compared with 3x?

One third less. On $1,500 rent, 2x is $3,000 a month and 3x is $4,500, a difference of $1,500 in monthly income.
