3xRentCalculator.com is a free calculator that shows renters and landlords the income needed to meet the 3 times the rent rule. It exists because the question comes up at the worst moment: you have found an apartment, the listing says "income must be 3x the rent," and the application fee is not refundable. The calculator answers it in a few seconds, in whatever form your pay arrives: a salary, a paycheck every two weeks, or an hourly wage.

What is on the site

Next to the calculator there is a page for every common rent from $500 to $5,000, versions of the tool for landlords who screen at 2x, 2.5x and 40x, a set of guides, short answers to common questions, and a glossary of the terms on a rental application.

Independence

The site is not owned by a landlord, a property manager, a broker or a tenant screening company, and it does not sell leads. If that ever changes, it will be disclosed on this page and on any page where it applies.

How the numbers are produced

Every figure comes from one small calculation engine, and the formulas are written out on the methodology page so you can check them by hand. Statements about laws link to the statute or city code they describe.
